KUALA LUMPUR (May 21): Property developer Setia Awan has signed a memorandum of understanding (MOU) with several retail and lifestyle operators for its upcoming commercial development, Avenue F, located in Bukit Ampang Permai.
The strategic partnership involves seven established brands across the grocery, healthcare and food and beverage sectors, including B Grocer, Haji Basheer, CU Malaysia, Little Salty Café, Malaysia Chicken Rice and Alpro Pharmacy.
According to Setia Awan project chief operating officer Eric Chew, the collaboration aims to create a seamless and sophisticated lifestyle environment for residents and visitors within Bukit Ampang Permai. By securing established retail and lifestyle operators early, the developer intends to strengthen the long-term vibrancy and convenience of the integrated community development.
Avenue F is positioned as the first neighbourhood mall within Bukit Ampang Permai and is scheduled for completion by the third quarter of 2027. The development is expected to serve the growing residential population in the surrounding hillside township while enhancing the area’s commercial ecosystem.
The signing ceremony took place at the sales gallery of Fona Vista, Setia Awan’s low-density resort-style condominium development located approximately 145 metres above sea level adjacent to the Hulu Langat Forest Reserve. The project is designed to offer residents a nature-inspired living environment combined with modern lifestyle conveniences.
Looking ahead, Setia Awan plans to continue expanding Avenue F’s tenant mix by onboarding additional retail and lifestyle operators to strengthen the mall’s offerings and community appeal.
The developer has also been actively expanding its retail collaboration strategy beyond the Klang Valley. Recently, Setia Awan signed an agreement with Billion Group for two projects in Melaka, with plans to replicate similar retail partnerships in future developments across key growth areas such as Selayang, Shah Alam and Tanjong Malim.
The latest initiative reflects the increasing emphasis among developers on integrating lifestyle-oriented retail components into residential townships to enhance liveability, convenience and long-term property value.
