KUALA LUMPUR (March 5) — Exsim Hospitality Bhd has formalised a strategic collaboration with developer Majestic Gen to introduce professionally managed accommodation across selected residential projects nationwide.
The partnership is expected to generate a pipeline of more than 3,000 accommodation units over the next four years, marking a significant step in expanding Malaysia’s branded hospitality-managed residential segment.
Under the agreement, Exsim Hospitality’s operating brand, Mana Mana Hospitality, will serve as the appointed operator for selected projects within Majestic Gen’s portfolio.
Importantly, participation in the hospitality management programme will remain optional for property owners, allowing homeowners to decide whether to place their units under professional management.
The initiative will be rolled out progressively, based on project suitability and development timelines. One of the first projects expected to adopt the programme is Majestic Residence in Kuala Lumpur.
According to Majestic Gen’s group general manager of sales and marketing, Grace Foo, the collaboration reflects the developer’s intention to strengthen the long-term value proposition of its projects.
By integrating professional hospitality management into selected developments, the developer aims to:
Improve asset performance for owners
Enhance brand positioning
Increase occupancy stability
Provide a structured rental management ecosystem
In a competitive urban property market such as commercial property in KL, professionally managed accommodation can offer an additional layer of differentiation, particularly in high-density city developments.
For Exsim Hospitality, the agreement aligns with its broader strategy to scale Mana Mana Hospitality into a larger operating platform.
Managing director Debbie Leow shared that the brand is intentionally expanding beyond short-term rental management into lifestyle resorts and full-service hotel operations. Partnering with a developer that holds a nationwide project pipeline enables the operator to grow its footprint more systematically.
The model reflects an emerging hybrid property concept in Malaysia — where residential developments incorporate hospitality-grade services to elevate tenant and guest experience.
While the announcement centres on hospitality-managed residences, the broader trend has relevance for investors across Kuala Lumpur and Selangor, particularly those active in:
Office space in Bukit Jalil
Commercial property in KL
Industrial property in Subang area
Factory in Puchong
Industrial land in Selangor
Integrated management platforms are becoming increasingly important across asset classes. Just as hospitality management can enhance residential yields, professional facilities management and ESG-compliant systems are now critical in industrial land in Selangor developments and high-spec factory in Puchong projects.
In growth corridors like Bukit Jalil, Subang, and Shah Alam, investors are placing greater emphasis on:
Operational scalability
Tenant experience
Brand positioning
Long-term asset resilience
This mirrors trends in industrial property in Subang area, where multinational tenants prefer professionally managed industrial parks with structured maintenance, security, and sustainability frameworks.
The collaboration between Exsim Hospitality and Majestic Gen highlights a larger shift in Malaysia’s real estate landscape: developers are increasingly integrating operational platforms into their projects to enhance recurring income streams and improve asset stability.
Whether in managed residential units in Kuala Lumpur or industrial land in Selangor earmarked for logistics and manufacturing, structured management ecosystems are becoming a key differentiator.
For investors evaluating opportunities in commercial property in KL or office space in Bukit Jalil, this signals an important takeaway — future-ready developments are no longer defined solely by location and design, but also by how professionally they are operated.
As Malaysia’s property sector matures, operational excellence will play an equally important role as strategic land acquisition in shaping long-term value.
