Our team focused on identifying and rectifying systemic leaking in the condensate piping to ensure a dry, safe, and mold-free environment for students and faculty.

HVAC PIPING REPAIR & DRAINAGE OPTIMIZATION

Scope of Work: Leak Detection, Clogged Line Clearance, and Insulation Replacement

1. Problem Statement

The college reported persistent water dripping from the ceiling voids near several AC units. Upon inspection, EKG identified two primary issues: internal blockages in the condensate drain lines causing water to back up into the fan coil unit (FCU) tray, and deteriorated insulation on the copper piping, which was causing "sweating" or condensation to form on the exterior of the pipes.

2. Technical Execution

Our technicians implemented a "Double-Seal" repair strategy to ensure the drainage system remains watertight:

  • High-Pressure Line Flushing: We used pressurized air and water to clear out the "jelly-like" algae buildup and dust that typically clogs AC drain pans. This ensures that water flows freely from the unit to the designated floor trap without overflowing.

  • Piping Integrity Check: Every joint and elbow in the PVC drainage network was inspected for hairline cracks or loose solvent cement connections. Faulty sections were cut out and replaced with high-quality pressure-rated piping.

  • Thermal Insulation Upgrade: To prevent "sweating," we stripped away the old, water-logged insulation and replaced it with Class 0 Nitrile Rubber insulation. This high-density material ensures that the cold refrigerant lines are properly thermally broken from the humid ambient air in the ceiling void.

  • Leveling & Gradient Adjustment: We verified the "fall" or slope of the horizontal drain pipes. Ensuring a proper downward gradient prevents stagnant water from sitting in the pipes, which is the leading cause of bacterial growth and future leaks.

3. Project Outcome & Value Delivered

  • Facility Protection: By resolving the leaks, EKG has prevented further damage to the college’s acoustic ceiling tiles and electrical fixtures located within the ceiling plenum.

  • Improved Hygiene: A dry drainage system eliminates the damp conditions required for mold and mildew to thrive, directly contributing to better air quality in the classrooms.

  • Reliability: With the lines cleared and the insulation replaced, the AC units can now run for extended periods during peak lecture hours without the risk of an overflow shutdown.
