Kuala Lumpur | March 4, 2026EKG M&E Sdn Bhd has successfully completed a specialized deep-cleaning and sanitization project for the Air Handling Units (AHU) at KLCC. Utilizing advanced high-pressure steam technology, our team focused on restoring the thermal transfer efficiency and hygiene standards of the building’s primary air distribution system.

HVAC HYGIENE & INDOOR AIR QUALITY (IAQ) ENHANCEMENT

Scope of Work: High-Temperature Steam Cleaning, Coil Fin Realignment, and Biological Decontamination

1. Problem Statement

Over time, AHU cooling coils accumulate a "biofilm" of dust, particulate matter, and microbial growth. In high-traffic landmark locations like KLCC, this buildup restricts airflow and forces the fans to work harder, leading to increased energy consumption and a potential decline in indoor air quality. Standard chemical washing often fails to reach the deep center of thick cooling coils, necessitating a more rigorous thermal solution.

2. Technical Execution

Our technicians implemented a non-invasive, high-efficiency steam cleaning protocol to ensure a "clinically clean" result:

  • High-Pressure Steam Application: We utilized industrial-grade steam generators to deliver high-temperature vapor directly into the cooling coil matrices. The heat naturally breaks down stubborn grease and organic buildup that traditional pressurized water cannot reach.

  • Chemical-Free Sanitization: The extreme temperature of the steam serves as a natural disinfectant, neutralizing mold, bacteria, and odors without the need for aggressive chemical agents—ensuring the air remained safe for occupants immediately after the service.

  • Fin Optimization: Following the deep clean, our team performed "fin combing" to realign any bent aluminum fins on the heat exchanger. This ensures laminar airflow and maximum surface area contact for cooling.

  • Drainage & Pan Maintenance: We cleared the condensate drain pans and lines, preventing the "standing water" issues that often lead to biological growth and internal corrosion within the AHU housing.

3. Project Outcome & Value Delivered

  • Peak Heat Exchange Efficiency: By removing the insulating layer of grime from the coils, the AHU now achieves target discharge temperatures much faster, reducing the load on the central chiller plant.
