PETALING JAYA (May 25): Property developer Akisama Corp Sdn Bhd is seeking planning approval for a major high-density mixed-use development in Bukit Pantai, Kuala Lumpur, which could add nearly 1,500 serviced apartment units to one of the city’s established residential and institutional corridors.
The proposed project is planned for Lot 481838 along Jalan Bukit Pantai and will comprise two serviced apartment towers rising 61 storeys, together housing 1,494 residential units. The development will also feature a retail podium with 64 shop lots, a pedestrian bridge and landscaped open spaces to support a more integrated urban environment.
Strategically located adjacent to the headquarters of Tenaga Nasional Berhad and opposite Pantai Hospital Kuala Lumpur, the site sits within the highly sought-after Bangsar–Bukit Pantai precinct, an area known for its mature infrastructure, healthcare facilities and connectivity to Kuala Lumpur city centre.
The latest proposal represents a revision of an earlier development plan submitted by Akisama in January 2022. The previous application involved a 70-storey mixed-use project comprising 1,359 serviced apartments and 61 retail units, which reportedly received conditional approval from Kuala Lumpur City Hall (DBKL) in February 2022.
Under the revised scheme, the building height has been reduced to 61 storeys while the residential component has been expanded to 1,494 units. The updated proposal also incorporates an additional parcel, Lot PT 50296, indicating a refinement of the project's planning and layout strategy.
The increase in unit count despite the lower building height reflects continued demand for high-density residential developments in prime urban locations where land availability remains limited.
Land records indicate that Lot 481838 is a leasehold parcel with approximately 96 years remaining on its tenure. The land was registered under Akisama in May 2021 and is designated for residential use.
The title also carries conditions requiring prior approval from the Federal Land Commission Committee before any transfer, mortgage or charge can be executed, highlighting the regulatory oversight attached to the parcel.
As part of the planning process, DBKL has issued a public notice inviting surrounding landowners to submit written feedback within two weeks from the publication date of May 15, 2026.
Established in 1979 as a construction and piling contractor, Akisama expanded into property development in the mid-1990s and has since built a reputation for large-scale residential projects across the Klang Valley.
The company is led by Tan Sri Bernard Chang Koon Wah and Datuk Freddy Tan Eng Beng and is known for several high-density developments, including Parklane OUG, which comprises more than 4,300 serviced apartments, and Razak City Residences, a project with nearly 5,750 residential units that achieved strong market take-up before completion.
The proposed Bukit Pantai development aligns with the group's established expertise in delivering large-scale urban residential communities.
The latest application highlights continued developer confidence in Kuala Lumpur's mature residential locations despite ongoing discussions surrounding infrastructure capacity, traffic management and housing supply.
Areas such as Bukit Pantai and Bangsar remain attractive due to their proximity to employment centres, healthcare institutions, public transportation and established amenities. As land becomes increasingly scarce within the city, developers are increasingly pursuing higher-density projects to maximise land utilisation while meeting demand from urban homebuyers and investors.
