Service Update: AHU Preventive Maintenance Performance

Our technical team recently completed a comprehensive Preventive Maintenance (PM) cycle on YORK Air Handling Units (AHU). This proactive service ensures system reliability, high indoor air quality, and energy efficiency.


Maintenance Scope & Execution

1. Air Filtration Management

  • Cleaning: Removal of pleated filters followed by pressurized washing to eliminate dust and debris.

  • Efficiency: Reinstallation of clean media to ensure unrestricted airflow and optimal static pressure.

2. Mechanical & Hydronic Systems

  • Flow Control: Inspection of motorized actuators and chilled water valves to ensure precise cooling modulation.

  • Drainage: Flushing of Y-strainers and condensate drain lines to prevent blockages and moisture accumulation.

3. Electrical & Control Diagnostics

  • Panel Audit: Verification of Omron timers, LS contactors, and relays (24VDC to 240VAC).

  • Calibration: Testing of timing sequences and securing of electrical terminations to prevent system downtime.

4. Structural Integrity

  • Casing Care: Deep cleaning of the AHU exterior to prevent corrosion and maintain equipment longevity.
