The project involved a deep-system overhaul designed to resolve a major compressor failure and return the HVAC infrastructure to its original operating pressure and efficiency.

HVAC SYSTEM REHABILITATION & REFRIGERATION CIRCUIT OVERHAUL

Scope of Work: Compressor Replacement, TXV & Filter Drier Upgrade, and Full System Decontamination

1. Problem Statement

The cooling system at the Bukit Damansara facility experienced a catastrophic compressor failure, leading to a total loss of climate control for the affected zone. Initial diagnostics indicated internal contamination, requiring more than just a simple hardware swap; the entire refrigeration circuit needed to be stabilized to prevent a repeat failure of the new components.

2. Technical Execution

Our engineering team executed a high-precision "Clean-Slate" recovery process:

  • Component Replacement: We decommissioned the faulty unit and installed a new high-performance compressor. To ensure the longevity of the new motor, we also replaced the Thermal Expansion Valve (TXV) and the Filter Drier, ensuring the refrigerant flow is precisely regulated and free of moisture or debris.

  • System Flushing: To remove acidified oil and carbon deposits from the previous burnout, EKG performed a rigorous system flush. This step is critical in high-stakes corporate environments like Malaysian Reinsurance to ensure the internal copper galleries are clinically clean.

  • Vacuum & Dehydration: The system underwent a deep vacuum process to remove all non-condensable gases and moisture. Achieving a proper micron level is essential for preventing internal corrosion and ensuring the stability of the R22 chemical properties.

  • Refrigerant Recharge: Once the vacuum integrity was verified, the team performed a precision recharge of R22 gas, calibrated to factory-set pressures to ensure optimal heat exchange and cooling performance.

3. Project Outcome & Value Delivered

  • Restored Cooling Capacity: The successful overhaul has brought the unit back to full capacity, providing stable thermal comfort for the staff at Malaysian Reinsurance.

  • System Longevity: By replacing the TXV and Filter Drier alongside the compressor, EKG has minimized the risk of future blockages, significantly extending the equipment's operational life.
