KSL Launches 1,026-Acre Riveria Garden Township in Iskandar Puteri with RM15 Billion GDV

KUALA LUMPUR (March 2) — KSL Holdings Bhd has introduced Riveria Garden, a 1,026-acre master-planned township in Iskandar Puteri, Johor, with an estimated gross development value (GDV) exceeding RM15 billion.

Positioned within the Johor-Singapore Special Economic Zone (JS-SEZ), Riveria Garden represents KSL’s largest township undertaking to date and is expected to underpin the group’s development pipeline for the next 15 to 20 years.

According to executive director Khoo Lee Feng, the project strengthens KSL’s long-term growth visibility and aligns with the broader regional ambitions of the JS-SEZ. The group recorded RM1.35 billion in property sales in FY2025 and is targeting RM1.6 billion in sales for FY2026, supported by its expanding portfolio.

Phased Rollout Beginning 2026

The township will be developed in stages, starting with a 100-acre precinct scheduled for launch in 2026. This first phase carries a GDV of RM2.03 billion.

Phase 1 will introduce 1,074 landed homes, comprising:

  • 530 double-storey terrace houses (20ft x 70ft) under the Aluna series

  • 544 double-storey cluster homes (32ft x 70ft) under the Elora series

In addition to landed residences, the inaugural phase will include 2,160 serviced apartments and 82 retail units within the Riverhaus and Riverpoint commercial components.

Riveria Garden’s masterplan features a riverfront landscaped park and a RM20 million wellness clubhouse, reinforcing its positioning as a nature-inspired, self-sustaining township.

Infrastructure Boost and Regional Connectivity

Accessibility to the development is expected to improve with the completion of the Sultan Ismail and Kota Iskandar Highway interchange in March 2026. The interchange will connect directly to the Iskandar Coastal Highway and place the Malaysia-Singapore Second Link (CIQ) within a 10- to 15-minute drive.

Enhanced connectivity is a critical value driver for large-scale townships, particularly those located within economic corridors designed to attract cross-border investment and business expansion.

Broader Market Perspective: Implications for KL and Selangor Investors

While Riveria Garden is located in Johor, its township model mirrors integrated development concepts widely seen in Kuala Lumpur and Selangor. Large-scale masterplans that combine residential, retail, and commercial components are increasingly shaping demand patterns in the Klang Valley.

In Kuala Lumpur, similar integrated environments continue to support commercial property in KL, especially within mixed-use precincts that blend lifestyle amenities with office and retail offerings. Growth nodes such as Bukit Jalil have demonstrated how well-planned townships can stimulate demand for office space in Bukit Jalil, particularly from SMEs and decentralised corporate occupiers.

In Selangor, large landbanks and infrastructure-driven corridors remain key catalysts for property value creation. Investors are closely monitoring opportunities involving industrial land in Selangor, especially in strategic logistics zones. Established industrial clusters — including industrial property in Subang area and factory in Puchong — continue to benefit from proximity to highways, ports, and urban consumer markets.

The scale of Riveria Garden underscores a broader national trend: developers are increasingly pursuing long-term township strategies that integrate residential, commercial, and potentially light industrial elements.
