Melati Ehsan Tops Out Bayu 2Sixty Residences in Shah Alam with 60% Take-Up Rate

Melati Ehsan Holdings Bhd has achieved the topping-out milestone for its Bayu 2Sixty residential project in Kemuning Prima, Shah Alam, marking another key development milestone for the group’s expanding residential portfolio.

Developed by its subsidiary Bayu Prospektif Sdn Bhd, Bayu 2Sixty has recorded a 60% take-up rate and is scheduled for completion and handover in the first quarter of 2028.

According to Melati Ehsan chief executive officer Datuk Cheah Jit Peng, the project has primarily attracted young families who are already living and working within the Kota Kemuning area, although the sales momentum has remained relatively moderate.

Situated on a freehold 3.5-acre site, Bayu 2Sixty is a low-density, mid-range condominium development comprising 260 units housed within a single 17-storey residential tower, complemented by a separate car park block.

The development offers five layout configurations with built-up sizes ranging from 1,016 sq ft to 1,726 sq ft. Among the offerings are two duplex layouts, including one with a dual-key design catering to multi-generational living or rental flexibility. Prices for non-Bumiputera units begin from RM563,000.

Bayu 2Sixty will feature 32 lifestyle facilities, including a swimming pool, indoor and outdoor gymnasiums, multipurpose hall and an urban farming garden designed to enhance community living.

The project will also include two retained commercial lots designated for a convenience store and laundromat, which Melati Ehsan plans to lease out as recurring income-generating assets.

Beyond Bayu 2Sixty, Melati Ehsan continues to expand its development pipeline. Ongoing projects include the residential component of Khaya Residences in Bangsar, Bayu Selayang Heights in Batu Caves, and the Perumahan Iskandar Puteri Bangsa Johor affordable housing scheme in Gerbang Nusajaya.

The group is also preparing for the launch of its larger-scale ME City master-planned development in Petaling Jaya, which is currently under construction and expected to launch by early 2027.
