What I Learned from Mitraland Group’s ELEV8 Entrepreneurs’ Park Industrial Development

Mitraland Group’s launch of ELEV8 Entrepreneurs’ Park in Bandar Baru Salak Tinggi shows how Malaysia’s industrial property sector continues to grow strongly, especially in strategic logistics locations near major transport hubs. From this report, I learned that modern industrial developments are no longer just about factory spaces—they now combine logistics efficiency, sustainability, business convenience, and lifestyle facilities to meet the needs of today’s entrepreneurs and investors.
ELEV8 Entrepreneurs’ Park is a 95.6-acre guarded industrial development in Sepang, Selangor, with a gross development value (GDV) of RM728 million. This project is a joint venture with Wawasan Group and represents Mitraland’s third industrial development after its successful projects in Puchong and Klang. This shows how experienced developers are expanding their industrial property portfolios to capture increasing demand for warehouse, factory, and logistics-related real estate.
One important lesson I learned is that location is one of the most valuable factors in industrial property investment. ELEV8 is strategically located near key cargo hubs such as the Kuala Lumpur International Airport (KLIA) and Port Klang, with strong connectivity through six major highways. This makes it highly attractive for manufacturers, logistics operators, warehouse users, and e-commerce businesses that depend on fast transportation and efficient supply chain movement.
The first phase of the project consists of 64 units of semi-detached and cluster factories, with prices starting from RM3.9 million and already achieving 80% sales. This strong take-up rate shows that demand for high-quality industrial properties remains very strong, especially in well-planned business parks located near transportation infrastructure. It also reflects investor confidence in Sepang as an emerging industrial and commercial growth corridor.
I also learned that modern factory design focuses heavily on operational efficiency. Each unit features a nine-metre high ceiling, allowing better vertical storage and warehouse optimisation. The column-free layout creates larger usable floor space, while the heavy-duty floor loading capacity of 15kN/m² supports heavy machinery and intensive industrial operations. These features are important because they improve productivity and allow businesses to maximise operational flexibility.
Another key takeaway is the growing importance of sustainability in industrial real estate. ELEV8 has obtained GreenRE provisional certification and includes features such as electric vehicle isolator points and integrated rainwater harvesting systems. This shows that green building standards are no longer limited to office towers and residential projects—they are now becoming a major selling point in industrial developments as well.
I also learned that industrial parks are evolving into mixed-use business ecosystems rather than standalone factory zones. ELEV8 includes a lifestyle hub with food and beverage outlets, sports amenities, a surau, and a multi-purpose event and conference hall. These facilities improve employee well-being, support business networking, and create a more complete working environment for business owners and staff.
The project will be developed in three phases and is targeted for completion by 4Q2028. This long-term phased development approach helps developers manage supply carefully while matching market demand over time. It also creates stronger investment sustainability by ensuring gradual absorption rather than oversupply.
Overall, I learned that ELEV8 Entrepreneurs’ Park represents the new direction of industrial property development in Malaysia. Strategic location, functional design, sustainability features, and integrated lifestyle support are now essential for attracting both investors and occupiers. For professionals involved in industrial, warehouse, and commercial real estate across Kuala Lumpur, Selangor, and Sepang, this project is a strong example of how modern industrial parks are shaping the future of Malaysia’s logistics and manufacturing landscape.
