Kelantan’s Tallest Mixed-Use Tower Targets Completion by End-2026

PETALING JAYA (Jan 21) — Construction of the Arika Kubang Kerian integrated development in Kota Bharu is progressing steadily, with the project on track for completion by the fourth quarter of 2026. Once completed, Arika is expected to become the tallest building in Kelantan, marking a major milestone for high-rise development in the state.

Malvest Group managing director Tan Kian Boon JP said the structure has already reached its highest level, with the main building works topping out at the roof stage. He noted that construction progress remains aligned with the original project timeline, reflecting strong execution and effective project management.

According to Tan, the development places strong emphasis on build quality and long-term sustainability. High-grade construction materials are being used, and the project has been designed to comply with national quality benchmarks, including the Construction Industry Development Board’s QLASSIC standards. Arika is also targeting Green Building Index (GBI) certification, reinforcing growing market demand for energy-efficient and environmentally responsible buildings — a trend increasingly evident in commercial property in KL and modern office developments across Selangor.

Strategically positioned near Universiti Sains Malaysia (USM) and Hospital Pakar USM, Arika is designed to serve a diverse and high-activity user base, including academic staff, students, healthcare professionals, and visiting families. Tan said this strategic location supports long-term rental demand and investment stability, similar to education- and healthcare-driven hubs near office space in Bukit Jalil and mixed-use corridors in Klang Valley.

The 42-storey mixed-use project comprises residential units alongside dedicated commercial components. Residents and occupants will have access to over 45 lifestyle and recreational facilities, including landscaped green areas, an infinity swimming pool, gymnasium, indoor courts, a library, recreational spaces, and shuttle services linking the development directly to the USM campus.

Architecturally, Arika blends contemporary urban design with Islamic and traditional Malay elements, while prioritising energy efficiency. Notable features include a prominent LED gateway landmark and a layered facilities deck incorporating themed gardens and sports zones. Sustainability initiatives include rainwater harvesting systems, solar energy integration, energy-efficient lighting, and extensive green spaces, supported by smart security and advanced building management systems.

For long-term operations, Tan said a professional property management firm will be appointed, with plans to collaborate with Maplehome to offer hotel-style short-term accommodation services — a model increasingly adopted in high-demand urban locations, including industrial property in the Subang area and mixed-use precincts near factory clusters in Puchong.

From a market perspective, Arika has received strong buyer interest, with approximately 70% of its 668 residential units already sold. In addition, 26 premium commercial lots within the development are currently available for lease or purchase, offering opportunities for investors seeking stable commercial assets outside the Klang Valley while mirroring concepts commonly seen in industrial land in Selangor and established urban business nodes.
