Myra Embun Brings Mixed-Use Living to Emerging Jenderam Growth Corridor

Myra, the residential development arm of Oriental Interest Bhd (OIB), has launched Myra Embun, a freehold mixed-use development in Jenderam, Dengkil, targeting growing housing demand along the expanding Putrajaya-Cyberjaya corridor.

Occupying 5.08 acres, the project integrates serviced residences, retail components, a boutique hotel, and lifestyle facilities within a single development. This positions Myra Embun as one of the pioneering mixed-use projects in Jenderam, an area increasingly benefiting from spillover growth from nearby economic and residential hubs such as Putrajaya, Cyberjaya, Dengkil, and Sepang.

The development comprises two residential towers offering 594 serviced residence units across two phases. Unit sizes range from 700 sq ft to 1,490 sq ft, featuring two-bedroom to four-bedroom configurations. Selling prices are expected to start from approximately RM250,000 for selected two-bedroom units, while larger four-bedroom layouts are priced up to RM680,000.

What I Learned

The launch of Myra Embun highlights several notable market trends currently shaping Malaysia's residential property sector:

1. Demand is shifting towards larger and more practical homes

While many new developments have focused on compact units, Myra is introducing larger three- and four-bedroom layouts to cater to first-time buyers, growing families, and upgraders seeking long-term living solutions. This reflects increasing buyer preference for space, functionality, and family-oriented living environments.

2. Secondary growth corridors are gaining momentum

Jenderam's proximity to Putrajaya and Cyberjaya makes it an attractive alternative for buyers seeking more affordable housing while maintaining access to major employment and education centres. Improved connectivity through the MEX Highway, PLUS Highway, and Lingkaran Putrajaya further enhances its appeal.

3. Integrated developments continue to attract buyers

Rather than providing residential units alone, Myra Embun incorporates retail outlets, food and beverage offerings, a supermarket, EV charging facilities, and a boutique hotel. This integrated approach aims to create a self-sustaining community where residents can access daily necessities without travelling far.

4. Community-centric design is becoming a stronger selling point

The project adopts the traditional Malay tikar concept, symbolising gathering and social interaction. This philosophy is reflected through communal spaces, landscaped areas, co-working facilities, community farming zones, and recreational amenities designed to foster stronger neighbourhood connections.

5. Lifestyle and convenience features are increasingly important

Additional offerings such as same-level parking on selected floors, smart access card security systems, indoor playgrounds, multipurpose halls, and partial furnishing packages demonstrate how developers are focusing on convenience and everyday practicality to differentiate their projects.

Outlook

As the Putrajaya-Cyberjaya-Dengkil region continues evolving into a major employment, technology, and education hub, developments like Myra Embun are well-positioned to capture demand from buyers seeking affordable, well-connected homes with modern amenities. The project also reflects a broader industry trend towards mixed-use communities that combine residential, commercial, and lifestyle components within a single integrated environment.
