Sime Darby Property Achieves Strong Sales for Tiara Residences 1 in Bukit Jelutong

PETALING JAYA (July 6) — Sime Darby Property Bhd has recorded an encouraging response to the launch of Tiara Residences 1, with the first phase of its final landed residential precinct in Bukit Jelutong achieving an 85% take-up rate during its official launch weekend.

The project carries a gross development value (GDV) of RM115 million and forms part of a larger 69-acre low-density residential development within the established Bukit Jelutong township. Construction is expected to be completed by June 2029.

Catering to Multi-Generational Homeowners

Tiara Residences 1 comprises 59 freehold two-storey linked homes, with selling prices starting from RM1,749,888.

According to Sime Darby Property, the development is designed to appeal particularly to second- and third-generation residents who wish to upgrade their homes while remaining within the familiar and well-established Bukit Jelutong community.

The company believes the township's mature infrastructure, strong connectivity and established amenities continue to make it an attractive location for families seeking long-term residential living.

Designed for Sustainable Living

A key feature of the development is its strong focus on sustainability and liveability.

Approximately 33% of the project is dedicated to green spaces, significantly exceeding the minimum planning requirement. The homes are also positioned along a north-south orientation to improve natural ventilation and reduce heat exposure.

The residences incorporate biophilic design concepts that encourage closer interaction with nature through features such as indoor courtyards, skylights and open-air backyard terraces, allowing more natural light and fresh air to enter the living spaces.

Flexible Homes for Modern Families

Tiara Residences 1 offers two layout options—Type A (22 ft x 80 ft) and Type B (22 ft x 90 ft)—both designed to meet the evolving needs of modern households.

Each home features open-plan living areas, spacious car porches equipped with provisions for electric vehicle charging, extended kitchen terraces and flexible utility rooms that can function as home offices, study areas, pantries or helper's rooms.

A ground-floor suite with an attached bathroom and direct access to a private backyard garden provides additional flexibility for elderly family members, guests or multi-generational living arrangements.

Sustainability Integrated into Every Home

To support environmentally responsible living, every residence is equipped with built-in solar panels and an integrated battery energy storage system.

Selected units also include internal courtyards and skylights that enhance natural lighting, improve cross-ventilation and reduce reliance on artificial lighting during the day.

Lifestyle-Centred Community

Beyond the homes themselves, residents will enjoy access to approximately 22.5 acres of landscaped parks and recreational spaces inspired by Moroccan garden concepts.

The development integrates lakes, water features and lush greenery throughout the neighbourhood, creating a tranquil living environment that promotes wellness and outdoor activities.

Building on the strong response to the first phase, Sime Darby Property plans to launch Tiara Residences 2 in the third quarter of 2026. The next phase will feature larger three-storey superlink villas with built-up sizes starting from 3,207 sq ft, offering 5+1 bedrooms and six bathrooms, with prices beginning from approximately RM2.1 million.

Tiara Residences also enjoys excellent accessibility via major highways, including the Guthrie Corridor Expressway, Damansara-Shah Alam Elevated Expressway (DASH), New Klang Valley Expressway (NKVE) and the Federal Highway, while being close to schools, commercial centres and lifestyle amenities.

Industry Insight

The strong sales performance of Tiara Residences 1 demonstrates continued demand for premium landed homes in mature townships with well-established infrastructure and amenities. Today's homebuyers are placing greater emphasis on sustainable design, energy-efficient features, flexible living spaces and community-focused environments. Developers are increasingly incorporating green technology, larger open spaces and multi-generational layouts to meet changing lifestyle preferences while enhancing the long-term value of residential developments.
