Bina Darulaman Bhd’s (BDB) wholly owned subsidiary, BDB Land Sdn Bhd, is developing a new commercial project known as the Darulaman Commercial District (DCD) in Bandar Darulaman, Jitra, Kedah. The project carries a gross development value (GDV) of RM41.5 million and forms part of the group’s continued efforts to strengthen its township development ecosystem in the northern region.
The development covers approximately 5.01 acres (2.02 hectares) and will comprise 45 units of two- and three-storey shop offices, along with a new corporate office building for BDB Land. The project is designed to function as both a commercial hub and a lifestyle destination that complements the surrounding community.
The DCD is strategically located within Bandar Darulaman, adjacent to the North-South Expressway (PLUS), providing strong connectivity to major towns and cities across northern Peninsular Malaysia.
It is also situated near several established attractions and amenities owned by the BDB group, including Darulaman Golf and Country Club, Tasik Darulaman Park, and Fantasia Aquapark. These surrounding developments are expected to enhance the commercial appeal of the project and generate potential economic spillover effects.
Bandar Darulaman is a large integrated township spanning approximately 2,200 acres and currently comprises more than 5,000 residential units, along with a mix of commercial, recreational and mixed-use developments.
The introduction of the Darulaman Commercial District is part of BDB’s long-term strategy to strengthen the township’s overall property ecosystem by improving the balance between residential, commercial and leisure components. The aim is to create a more complete and self-sustaining urban environment that supports business growth and community development.
The new commercial centre is intended to provide a more organised and modern business environment that caters to current and future demand from entrepreneurs, retail operators and service providers.
By introducing structured commercial spaces within an established township, the development is expected to stimulate economic activity and enhance opportunities in retail, services and small business operations within the Bandar Darulaman area.
Preliminary works for the project have already begun, including site clearing and land preparation ahead of the main construction phase.
BDB Land has emphasised that the development aligns with the group’s commitment to environmental, social and governance (ESG) principles. The focus is not only on physical infrastructure but also on creating a more liveable and sustainable township environment.
This includes incorporating urban planning principles that support long-term community well-being, balanced development and sustainable economic growth. The approach reflects a broader strategy of ensuring that each development contributes positively to both property value enhancement and quality of life.
The Darulaman Commercial District represents a continued effort by BDB to enhance the functionality and value of Bandar Darulaman as a key growth township in Kedah. Through a mix of commercial expansion, strategic location advantages and integrated township planning, the project aims to support long-term economic activity and strengthen the overall development ecosystem in the northern region.
This article highlights how township developers use integrated planning to strengthen long-term property value and economic activity. I learned that successful commercial developments are often strategically placed within established townships to maximise accessibility, spillover benefits and community integration. It also shows the importance of balancing residential, commercial and recreational components to create a self-sustaining township. Additionally, ESG principles are increasingly being incorporated into property development strategies to ensure long-term sustainability and improved community well-being.
