This specialized intervention was designed to eliminate mineral calcification and restore the heat exchange performance of the building's central cooling infrastructure.

WCPU CONDENSER REHABILITATION & SCALE REMOVAL

Scope of Work: Chemical Descaling, Tube Cleaning, and System Neutralization

1. Problem Statement

Over time, the condenser coils in a WCPU accumulate mineral deposits from the cooling water loop. This "scaling" acts as an insulator, significantly reducing the system's ability to reject heat. At CNI Enterprise, the WCPU was showing signs of high-head pressure and increased energy consumption, indicating that the heat exchanger was fouled with calcium and magnesium carbonate buildup.

2. Technical Execution

Our technicians implemented a multi-stage chemical restoration process:

  • Closed-Loop Chemical Circulation: We utilized a specialized descaling pump to circulate an inhibited acidic solution through the WCPU’s shell-and-tube condenser. This chemical reaction breaks down the hard mineral scale into a soluble form without damaging the copper tubes.

  • Mechanical Tube Brushing: Following the chemical soak, our team performed mechanical brushing of the condenser tubes to ensure any remaining softened debris was completely flushed out.

  • Neutralization & Passivation: To ensure the longevity of the equipment, we neutralized the acidic solution and passivated the metal surfaces. This prevents "flash rusting" and creates a protective layer on the internal copper surfaces to slow down future scaling.

  • Performance Verification: After the cleaning, the system was refilled and tested. We monitored the Approach Temperature (the difference between the water leaving the condenser and the refrigerant temperature), which confirmed that heat transfer efficiency had returned to optimal levels.

3. Project Outcome & Value Delivered

  • Significant Energy Savings: By removing the scale, the compressor no longer has to work against high-head pressure, leading to a direct reduction in the building’s electricity usage.
