SHAH ALAM (June 25, 2026): Myra, the residential brand under Oriental Interest Bhd, has entered into a partnership with Unity Kitchen Sdn Bhd to provide fitted kitchen cabinetry packages for all open-market units at its Myra Senja serviced apartment development in Subang 2, Selangor.
The collaboration is part of Myra’s strategy to reduce renovation burden for homebuyers while improving overall move-in readiness. Under the agreement, each unit will come equipped with upper and lower kitchen cabinets, quartz stone countertops, cooker hoods, soft-close drawer systems, and related fittings. Selected unit types will also include kitchen island counters.
Myra said the initiative reflects a “homeowner-first” design philosophy, where planning decisions—from building orientation to unit layouts—are focused on improving livability and daily convenience.
According to Myra people and growth chief Akil Hassan, the development approach prioritises practical living needs, especially for young families seeking larger and more functional homes within established locations.
He noted that demand in the Subang 2 area is driven largely by upgraders from surrounding mature townships such as Ara Damansara, Kota Damansara, Subang, and Elmina, who are seeking more spacious homes that remain relatively affordable compared to nearby high-demand areas.
Myra Senja carries a gross development value (GDV) of about RM400 million and consists of three residential towers offering three- and four-bedroom layouts ranging from 1,101 sq ft to 1,409 sq ft. Indicative prices range from RM658,000 to RM988,200.
The development will also feature facilities including a landscaped podium, 25-metre lap pool, badminton courts, reading room, outdoor fitness areas, ground-floor retail units, and a boutique hotel component.
Tower B, the first phase, has recorded a 60% take-up rate, supported entirely by Malaysian buyers. The developer plans to launch Block A in the third quarter of 2026.
Unity Kitchen founder and CEO Erny Looi Chee En said the partnership focuses on long-term usability rather than just cabinetry supply. The kitchen design incorporates workflow efficiency based on the “golden triangle” concept, along with storage optimisation systems, hygiene-focused materials, and German-branded hardware.
He added that the intention is to ensure homeowners continue to benefit from the kitchen design long after handover, rather than treating it as a one-time installation.
Myra chief operating officer Wendy Lim said the inclusion of fitted kitchens increases development cost, but the impact on buyers is reduced when spread across long-term financing structures. She noted that bulk procurement also helps developers achieve economies of scale.
The company also highlighted growing buyer expectations for more ready-to-move-in homes with value-added features rather than standard bare units.
Looking ahead, Myra is expanding its pipeline of residential projects for 2026–2027, including developments in Cahaya SPK, Sungai Buloh, and Myra Embun in Kajang. The group is also exploring further land acquisition opportunities within Subang 2, which it views as an emerging growth corridor supported by improved connectivity via the DASH expressway and proximity to Kwasa Damansara, Ara Damansara, and Mont’Kiara.
Myra believes Subang 2 remains under-recognised but offers strong potential, with current pricing still about 20% lower than Kwasa Damansara, making it attractive for upgrader demand in the Klang Valley.
