First Home Renovation Malaysia: What to Design First

You finally got the keys. The excitement is real, but so is the overwhelm. You walk into your new home, look around at bare walls and empty rooms, and suddenly wonder: where do I even start?

This is the question every first-time homeowner in Malaysia asks. And the honest answer? Most people get it wrong, not because they lack taste, but because they don't know the right order to design their space.

1. Start With a Layout Plan — Before Anything Else

Before you buy a single piece of furniture or pick a paint colour, you need a floor plan. This means deciding how each room will function, where furniture will sit, and how traffic will flow through the space.

Skipping this step is the number one mistake first-time homeowners make. They fall in love with a sofa online, buy it, and then realise it blocks the walkway to the kitchen. Or they tile the entire living room before realising they actually wanted a feature wall where the electrical point is.

A layout plan costs you nothing but time, but it saves you thousands in costly mistakes later.



2. M&E Works First: Electrical, Plumbing, and Air-Conditioning

Once your layout is confirmed, the first physical works to complete are your mechanical and electrical (M&E) works — this includes wiring, power point placements, water points, and air-conditioning installation.

Why? Because these are hidden works that go behind walls and above ceilings. If you tile or plaster first and then realise you need an extra power point, you're hacking open a finished wall — which means extra cost, dust, and delays.

Things to confirm before M&E works begin:

  • Where will your TV console sit? (determines TV point and power points)
  • How many air-conditioning units do you need and where?
  • Kitchen layout: island or L-shape? (affects sink and power point positions)
  • Will there be a home office setup? (USB and Ethernet points)



3. Wet Works: Tiling, Plastering, and Waterproofing

After M&E comes wet works — tiling floors and bathrooms, plastering walls, and waterproofing wet areas such as bathrooms and kitchens. This is the phase that transforms a bare concrete unit into something that actually looks like a home.

Your tile and flooring selection should be decided before this phase starts. Living with sample tiles in different lighting conditions for a few days is a good idea — tile colours look very different under showroom lighting versus your actual home.

One tip from our designers: if you're going for a seamless, continuous look between your living and dining area, stick to one tile throughout. Mixing tiles in open-plan spaces can visually break up the flow.

4. Carpentry: Built-In Cabinets, Feature Walls, and Storage

This is often the most exciting phase for homeowners and the most customised. Carpentry covers your kitchen cabinets, wardrobe, TV feature wall, shoe cabinet, and any built-in storage throughout the home.
