HOSPITALITY MEP INFRASTRUCTURE AUDIT

Scope of Work: Preliminary Site Assessment, System Mapping, and Performance Diagnostics

1. The Problem Statement: The Hospitality Challenge

Hotels present a unique challenge for MEP maintenance due to their constant occupancy and diverse load requirements:

  • Zero Downtime Expectation: Unlike office buildings, hotels operate 24/7. Any failure in the HVAC or hot water system directly impacts guest satisfaction and brand reputation.

  • Thermal Comfort Control: Maintaining consistent temperatures across guest rooms, banquet halls, and kitchens requires a highly balanced chilled water network.

  • Energy Intensity: Large-scale hotels are among the highest energy consumers; identifying inefficiencies in Chillers, AHUs, and Booster Pumps is critical for cost management.

2. Technical Execution: The EKG Audit Protocol

Following the visual data gathered by our team, the audit focused on the following critical zones:

  • HVAC & Air Quality Review: We inspected the condition of the Fan Coil Units (FCUs) in guest corridors and the larger Air Handling Units (AHUs) serving the lobby and ballrooms. We checked for coil fouling and proper condensate drainage to prevent mold growth and water damage.

  • Hydraulic System Integrity: Our team mapped the chilled water piping to assess the health of Butterfly Valves and Flexible Connectors. We identified units showing signs of vibration stress that may require future "menukar ganti flexible valve" (valve replacement).

  • Electrical Safety & Stability: We audited the main distribution boards, specifically checking the Capacitor Banks for power factor health and the Contactors for signs of carbonization or heat fatigue.

  • Water Distribution Audit: Inspections of the booster and transfer pumps were conducted to ensure that water pressure remains constant even during peak morning usage across all hotel floors.


3. Project Outcome: Engineering for Guest Comfort

The result of this visit provides the Imperial Hotel management with a clear technical roadmap:

  • Operational Risk Map: Identification of "Amber" priority maintenance tasks that can be scheduled during low-occupancy periods to avoid disrupting guests.

  • Efficiency Benchmarking: Preliminary data to help optimize the HVAC system, potentially reducing the hotel's monthly energy expenditure.

  • Asset Lifecycle Strategy: A complete registry of MEP assets, moving the property from a reactive "repair" model to a sophisticated Preventive Maintenance (PM) cycle.
