Kuala LumpurEKG M&E Sdn Bhd has recently performed a comprehensive maintenance cycle for a high-traffic retail cooling system. The project focused on the intensive cleaning and mechanical auditing of Cooling Towers and their associated outdoor condenser units, ensuring peak heat rejection performance during Malaysia’s most demanding peak-sun hours.


1. The Challenge: Heat Rejection Efficiency

In commercial retail environments, cooling towers are the primary point of heat exchange for the building’s HVAC system. Because they are exposed to the elements, they are prone to significant algae growth, scale accumulation, and atmospheric debris clogging the fill media. When heat rejection is compromised, the chillers must work harder, leading to high-pressure trips and a dramatic surge in energy costs.


2. Technical Execution: Industrial Restoration

Drawing from the technical details observed in our latest site works, our team implemented a rigorous restoration protocol:

  • High-Pressure Internal Scaling Removal: Our technicians utilized industrial-grade pressure washers to clear the internal drift eliminators and fill media. This process removes the bio-film and mineral deposits that obstruct airflow and water distribution.

  • Basin De-Sanding & Debris Extraction: We performed a deep clean of the cooling tower basins. Removing accumulated sludge prevents particulate matter from entering the pump system and clogging the condenser tubes within the indoor AHUs.

  • Outdoor Condenser Fin Cleaning: For the air-cooled components, we applied specialized fin combs and cleaning agents to straighten and clear the aluminum fins. This ensures maximum surface area contact for cooling, directly improving the system's Coefficient of Performance (COP).

  • Mechanical Drive & Fan Inspection: The top-mounted axial fans were inspected for balance and bearing health. Ensuring these fans operate at the correct RPM is critical for drawing the necessary CFM (Cubic Feet per Minute) through the tower to reject heat effectively.

  • Water Distribution Audit: We verified that the spray nozzles were clear and delivering an even "curtain" of water over the fill media, which is essential for maximizing the evaporative cooling effect.


3. Project Outcome & Value Delivered

  • Optimized Approach Temperature: By restoring the tower’s cleanliness, we achieved a lower approach temperature (the difference between the water leaving the tower and the ambient wet-bulb temperature), which significantly reduces the electrical load on the primary compressors.

  • System Longevity: Removing corrosive sludge and scale protects the entire piping network from premature pitting and "fouling," extending the operational lifespan of the building’s mechanical assets.

  • Stable Indoor Climate: With the heat rejection system operating at factory specifications, the building can maintain stable indoor temperatures even during the hottest parts of the day, ensuring a 5-star experience for tenants and shoppers alike.
