KUALA LUMPUR (March 9) – Asian Pac Holdings Bhd recently showcased its Dwi Aurora development at the Surya PJ township, attracting significant attention from prospective buyers during the weekend preview on March 7 and 8.
Dwi Aurora, a 43-storey residential tower featuring 439 units, offers built-ups ranging from 900 to 1,284 sq ft. Prices start from RM487,000, and the project carries an estimated gross development value (GDV) of RM550 million. Situated on a 9.742-acre parcel along Jalan Sri Manja in PJS3, Petaling Jaya, the development is designed to meet the needs of families seeking the comfort of landed-style layouts within a high-rise environment.
“Bungalow in the Sky” Concept
The development is part of Asian Pac’s “Bungalow in the Sky” concept, which emphasizes larger family-oriented unit layouts, bridging the gap between landed homes and urban high-rise living. Kevin Loh Kah Voon, chief operating officer of Asian Pac Holdings, highlighted that the concept reflects evolving urban buyer preferences, offering a “balanced sanctuary” that combines space, convenience, and lifestyle amenities.
Facilities as a Residents’ Club
A key feature of Dwi Aurora is its facilities floor on level 43, designed as a private residents’ club. The amenities include 36 features organized across five zones — Social, Wellness & Productivity, Adventure, Leisure, and Nature — providing co-working spaces, recreational areas, and communal gathering points for residents. This amenity-focused approach differentiates Dwi Aurora in the competitive Petaling Jaya residential market.
Integration Within Surya PJ Masterplan
Dwi Aurora forms part of the 70-acre Surya PJ integrated township in Taman Medan, which is slated for development over the next 10–15 years. The masterplan includes a mix of residential, retail, and commercial offerings, alongside community facilities and public spaces. Asian Pac has opted for an open-air retail park for the commercial component, emphasizing food-and-beverage and daily convenience outlets rather than conventional enclosed malls, ensuring synergy with surrounding developments.
Currently, Dwi Aurora and Dwitara Residences are the only residential-titled components within the township, while upcoming retail lots and office towers will be under commercial titles. The township’s design emphasizes a self-sustaining urban environment for residents and the surrounding community.
Developer Heritage and Track Record
Asian Pac Holdings brings over 110 years of development experience across Malaysia, with a portfolio that spans residential, commercial, and mixed-use projects. Landmark developments include IMAGO Mall and KK Times Square in Kota Kinabalu, Fortune Square and Fortune Park in Kepong, Levenue II in Desa ParkCity, and Dataran Larkin in Johor Bahru. This experience underpins the company’s vision for Surya PJ.
Market Response
Following the preview, several units were booked, indicating strong early interest. Analysts note that family-friendly layouts with entry pricing below RM500,000 continue to perform well in established urban areas of the Klang Valley, such as Petaling Jaya.
The Dwi Aurora sales gallery at Jalan Sri Manja, PJS3 remains open for private viewings, allowing potential buyers to explore unit layouts and learn more about the Surya PJ township.
For investors and developers focusing on Klang Valley opportunities, projects like Dwi Aurora also highlight the ongoing demand for well-located residential units, complementing growth in industrial land in Selangor, office space in Bukit Jalil, factories in Puchong, and commercial property in KL.
