KUALA LUMPUR (Feb 27): Johor-based Astaka Holdings Ltd is diversifying beyond property development with plans to enter the healthtech segment, marking a strategic move to broaden its long-term revenue streams.
The developer has signed an exclusive agreement with a subsidiary of Evergrown Holdings Bhd to manufacture EV SUN “healthtech light” products. These lighting systems utilise sterilisation technology designed to enhance hygiene and safety standards within built environments.
Exclusive Manufacturing and Branding Arrangement
Under the agreement, Evergrown will manufacture selected products as determined by Astaka and mutually agreed by both parties. Astaka will then acquire and distribute the products under its own tradename and trademark.
Evergrown’s proprietary in-house technology is already deployed largely in commercial and industrial settings, serving hospital networks, multinational food and beverage operators, manufacturers, and Malaysian government-linked institutions.
This commercial and industrial focus aligns closely with broader property trends, particularly in sectors such as industrial land in Selangor and industrial property in Subang area, where hygiene-enhancing building technologies are increasingly valued by logistics operators, manufacturers and data-driven facilities.
Enhancing Residential Developments Through Technology
Astaka’s executive director and CEO Allen Khong said the venture into consumer-focused healthtech aims to diversify earnings while allowing the group to integrate its own LED sterilisation lighting solutions into ongoing development projects.
Astaka is known for premium residential projects in Johor including The Astaka, Arden and Aliva. By incorporating advanced lighting solutions, the company aims to enhance sustainability and well-being within its developments.
For property investors and developers in commercial property in KL and office space in Bukit Jalil, the integration of health-focused building technologies reflects a broader shift toward smarter, wellness-oriented real estate design. Post-pandemic awareness has accelerated demand for sterilisation and air-quality solutions in both residential and commercial environments.
Singapore Launch Planned for 3Q2026
Astaka intends to introduce its consumer healthtech lighting products in Singapore by the third quarter of 2026, positioning the city-state as its initial launch market before expanding regionally.
Management highlighted Singapore’s reputation as a global healthtech innovation hub and its strong emphasis on cleanliness and infrastructure quality. With over one million Housing & Development Board (HDB) units and a vibrant residential property market, the company sees meaningful consumer demand potential.
The collaboration also leverages strengthening cross-border business activity within the Johor-Singapore Special Economic Zone, which is expected to deepen economic integration between southern Malaysia and Singapore.
Evergrown Eyes Consumer Segment Growth
Evergrown CEO Nelson Lim noted that while the company has completed more than 700 residential installations in Malaysia, its primary customer base remains in commercial and industrial sectors.
The exclusive partnership with an SGX-listed developer provides a strategic platform to penetrate Singapore’s residential consumer market, with potential spillover opportunities into the broader region.
As business and trade links intensify under the Johor-Singapore Special Economic Zone framework, companies operating in real estate, industrial manufacturing, and commercial development may benefit from cross-border collaboration.
Implications for Property Markets
The integration of advanced healthtech lighting into residential and commercial assets signals a growing emphasis on technology-driven value enhancement. In key markets such as Kuala Lumpur and Selangor — including Bukit Jalil, Puchong and the Subang area — developers and building owners are increasingly exploring smart and sustainable upgrades to remain competitive.
Whether in factory facilities in Puchong, high-spec industrial land in Selangor, or Grade A office space in Bukit Jalil, demand is gradually shifting toward properties that combine operational efficiency with enhanced occupant safety and sustainability features.
Astaka’s diversification into healthtech reflects this evolving intersection between technology and real estate — a trend likely to influence both residential and commercial property strategies across Malaysia in the coming years.
