KUALA LUMPUR (Feb 27) — IJM Land Bhd has unveiled Sutera Phase 2 within the S2 Heights Aman master development, carrying a gross development value (GDV) of RM92 million. The newly launched phase introduces 104 units of double-storey link homes, each measuring 22ft by 65ft, with built-up sizes starting from 1,949 sq ft.
This latest launch continues the progression of the 400-acre S2 Heights Aman masterplan and follows the successful completion of Sutera Phase 1. The earlier phase comprised 204 freehold double-storey link homes with a GDV of RM269 million and achieved vacant possession in January 2026, marking the first completed residential milestone within the township.
Spacious Homes Within a Green-Oriented Masterplan
Homes in Sutera Phase 2 offer built-ups ranging from 1,949 to 2,106 sq ft, designed with four bedrooms and three bathrooms. Each unit features a minimum 50-foot road frontage, enhancing openness and accessibility.
Of the total land allocated to Sutera, approximately 33 acres are designated for residential development, while eight acres are preserved as landscaped green spaces. These areas are planned as a multi-generational wellness hub incorporating facilities such as basketball or pickleball courts, badminton courts, fitness corners, open lawns, a berm garden and a hedge garden.
The development is positioned near established lifestyle amenities within S2 Heights Aman, including the 12-acre S2 Lake Park, a three-acre Kidz Venture Park, a pet-friendly zone and a neighbourhood café concept. Sutera has also been awarded a BRONZE Provisional GreenRE Certification under the Residential Category, reflecting its emphasis on sustainable design principles.
Strategic Connectivity
S2 Heights Aman enjoys strong connectivity via major highways, including the North-South Expressway, North–South Expressway Central Link (ELITE) and the Kajang-Seremban Highway. These routes provide convenient access to Kuala Lumpur, Putrajaya, Cyberjaya, Melaka and KLIA, supporting long-term residential appeal.
Broader Implications for Klang Valley Property Market
While this project is located outside the Klang Valley core, integrated township developments such as S2 Heights Aman mirror similar growth patterns seen across Selangor and Kuala Lumpur. As residential communities expand, they often stimulate parallel demand for commercial property in KL and well-planned office space in Bukit Jalil, especially among service providers, education operators and lifestyle businesses.
At the same time, improved highway connectivity linking Seremban to Kuala Lumpur and Selangor reinforces the attractiveness of industrial land in Selangor for companies seeking regional distribution hubs. Established industrial corridors continue to benefit from infrastructure upgrades, sustaining interest in industrial property in Subang area and factory in Puchong, where occupiers value accessibility to highways, airports and ports.
For investors focusing on Kuala Lumpur and Selangor, the continued rollout of large-scale, master-planned communities underscores the importance of aligning residential growth with strategically located industrial and commercial assets to capture long-term demand cycles.
