This project involved a shoplot, a building typology where many developers would typically hesitate to invest heavily in façade design. I vividly remember a conversation with a project director from another real estate developer, who shared that there was little need to spend on façade features such as aluminium fins. His view was straightforward: for a shoplot intended mainly for office rental, investing in costly façade elements seemed unnecessary.

That perception, however, overlooks both the attractiveness and functionality of façade screens.
To many developers, façade treatments are often seen as an additional cost—an aesthetic luxury rather than a necessity. While it is true that aluminium façade systems can cost two to three times more than conventional brick veneer or brick façades, what is often missed is the bigger picture. In many cases, façade systems can speed up construction timelines, reduce on-site labour dependency, and ultimately lower overall project costs when viewed at a macro level.
Beyond cost efficiency, façades play a vital role in shaping perception. They elevate the building’s appearance, replacing the raw and monotonous look of bare concrete walls with a refined architectural expression. More importantly, they provide effective sun shading, improving indoor comfort and reducing energy consumption. A well-designed façade also projects a strong corporate image—instilling confidence in buyers, tenants, and the public.

This was reinforced during a conversation with a close friend who initially expressed concern over property pricing after noticing extensive aluminium fins on a building façade. His assumption was that such features would inevitably drive prices up. What he said next, however, was unexpected.
He shared that he would be more inclined to purchase a property that appeared well-maintained and thoughtfully designed, as it reflected the level of care a developer had invested in creating a liveable and sustainable environment.
“I would rather buy a condominium with thoughtful façade detailing than one with bare walls. It gives me confidence that the developer genuinely cares—and that issues like leaks or maintenance won’t be ignored.”
That statement stayed with me.
At the beginning of this project, we ourselves were uncertain if we would secure the job. The proposed façade design was already approved, yet the cost remained a major concern. To put things into perspective, a standard Series PP – Aluminium Perforated Panel perforated panel sized at 4’ × 8’ × 2.0mm, with standard powder coating, already costs approximately RM 650 per piece—or about RM 220 per square metre. This figure includes not only fabrication and labour, but also the time and effort required to obtain fire-rated certification to ensure the product is non-combustible.
The client’s decision-making process stretched over several months. Eventually, SP.ace Products chose to shift its focus—placing even greater emphasis on detailing, value engineering, and cost analysis, all while staying true to the original design intent. Our goal was not just to meet our client’s expectations, but to honour the designer’s vision.
Fabrication presented its own challenges. Once the Purchase Order was confirmed, the delivery timeline became extremely tight. With powder coating queues already lined up, we had to be transparent with the client that meeting the initial schedule would be difficult. In the past, powder coating alone could take up to two weeks—a delay that had previously cost us several projects.

This became a turning point.
Driven by a clear mission to improve delivery speed and reliability, Space Products ventured into a new endeavour. We travelled across China to study their manufacturing workflows, and what we witnessed was eye-opening. The efficiency, coordination, and sense of purpose among their production teams were remarkable. Communication was swift, execution was decisive, and everyone worked with a shared goal.
What resonated most was their mindset: serving clients with the same care and urgency as they would their own family.
Inspired by this culture, we took a bold step forward and established Pavona Coating Sdn Bhd —a company dedicated solely to powder coating services for aluminium and steel products. Today, Pavona operates multiple facilities capable of handling standard glossy, metallic, matte finishes, as well as powder-coated woodgrain lamination .

For this project, involving hundreds of aluminium box louvers and perforated panels for a shoplot owned by IOI in Puchong, we carefully strategised our production sequence. We prioritised the fabrication and coating of perforated panels first, as they required a shorter processing time, while simultaneously working on the more complex box louvers.

Series 07 Aluminium Box Louvres / Lattice System / Fin posed additional challenges due to angular variations at the top and bottom sections. While straight linear louvers are relatively straightforward to fabricate, angled louvers demand precision, trial, and experience. By running both processes in parallel, we eliminated downtime and maximised efficiency.
Upon completion, every component underwent thorough QA/QC checks. Panels were laid out and inspected against approved drawings, and we maintained constant communication with the client’s representatives to ensure accuracy. With limited room for error, attention to detail was non-negotiable.

This façade tells a broader story—one about progress and revitalisation. As our country continues to develop, older and underutilised buildings are being reimagined to reflect modern aspirations.
