IOI Properties Sells RM740.7 Million Worth of Industrial Land in Banting to Data Centre Operator

SELANGOR (Feb 4): IOI Properties Group Bhd has entered into an agreement to dispose of three parcels of industrial land at IOI Industrial Park @ Banting for a total consideration of RM740.68 million, underscoring sustained demand for large-scale industrial land in Selangor, particularly from data centre operators.

The sale and purchase agreement was signed on Jan 29, 2026 between Fortune Growers Sdn Bhd, a wholly owned subsidiary of IOI Properties, and Bridge Data Centres Malaysia VII Sdn Bhd, marking one of the largest recent industrial land transactions in the southern Selangor corridor.

The land spans approximately 136.03 acres, and will support Bridge Data Centres’ ongoing expansion of its regional data centre footprint.

IOI Properties Group chief executive officer Datuk Lee Yeow Seng said the transaction reflects strong market confidence in the group’s industrial park offerings.

“The acquisition by Bridge Data Centres highlights the attractiveness of our industrial parks and reinforces growing interest from multinational operators seeking well-located and fully serviced industrial property in Selangor,” he said in a media statement.

Strategic location drives industrial demand

IOI Industrial Park @ Banting spans 322 acres and benefits from direct access to major highways, with convenient connectivity to Kuala Lumpur International Airport (KLIA) and Port Klang. The park’s ready infrastructure significantly reduces setup timelines for occupiers, making it particularly attractive for high-capex developments such as data centres, logistics hubs and advanced manufacturing facilities.

Lee added that the launch of the IOI Industrial Park Series in 2024 aligns with national development priorities under the New Industrial Master Plan 2030, supported by coordinated efforts from MIDA, Invest Selangor, utility providers and local authorities.

Expanding industrial footprint across Malaysia

The IOI Industrial Park Series comprises three key locations:

  • IOI Industrial Park @ Banting, Selangor

  • IOI Industrial Park @ Melaka, a 250-acre project currently undergoing regulatory approvals

  • IOI Industrial Park @ Iskandar Malaysia, a 1,100-acre integrated industrial township within the Johor–Singapore Special Economic Zone (JS-SEZ), which may see further land expansion due to rising investor interest

The group noted that while competition in the industrial park segment remains intense, demand continues to be driven by structural growth in logistics, warehousing and digital infrastructure.

Positive spillover for KL and Selangor property markets

With Malaysia positioned along the strategic Straits of Melaka trade route and supported by mature port and airport infrastructure, the country’s logistics and freight sector is expected to expand rapidly. Research firm Mordor Intelligence projects Malaysia’s freight and logistics market to reach US$38.28 billion (approximately RM150 billion) by 2030, potentially fuelling stronger demand for logistics warehouses and purpose-built facilities.

This growth trajectory is also expected to support ancillary demand for commercial property in KL, office space in Bukit Jalil, factories in Puchong, and industrial property in the Subang area, as multinational operators scale their regional operations across the Klang Valley and southern Selangor.
