S P Setia Bhd is preparing to roll out another residential phase within its established Setia Bayuemas township in Klang, Selangor, following strong buyer response to earlier launches.
The upcoming Aurora Phase 1 represents the first release in a planned seven-phase landed housing collection located in Setia Bayuemas South, a newly planned precinct within the developer’s 545-acre freehold township. This launch forms part of a wider pipeline of residential developments aimed at supporting continued population growth and urban expansion in the southern Klang corridor.
The developer’s earlier Laelia landed homes recorded a take-up rate of about 91% across four phases, demonstrating sustained demand for landed properties in well-planned townships across Selangor.
Aurora Phase 1 carries an estimated gross development value (GDV) of RM76.7 million and will feature 82 double-storey terrace houses. Each unit is built on land parcels measuring approximately 22 ft by 75 ft, with built-up sizes ranging from 2,101 to 2,181 sq ft. Indicative prices are expected to start from RM880,000, positioning the homes within the mid-market segment of Klang Valley’s landed residential offerings.
According to S P Setia’s chief operating officer, Datuk Yuslina Mohd Yunus, the new phase has been designed to accommodate evolving lifestyle needs while promoting long-term community living. The development also integrates sustainability considerations and infrastructure planning aligned with modern township standards.
Setia Bayuemas itself is planned as a mixed-use environment, where residential neighbourhoods will gradually be complemented by commercial and lifestyle components. Such integrated planning is increasingly important as businesses and investors look for locations where housing, commercial property in KL and Selangor, and supporting amenities can develop in tandem.
From an accessibility standpoint, residents will benefit from connectivity via major highways including KESAS, LKSA and SKVE. Public transport options are also set to improve with the LRT3 Johan Setia Station, located roughly 3km away, which is scheduled to begin operations in the first quarter of 2026. Infrastructure upgrades of this nature typically enhance not only residential values but also nearby industrial property in Selangor and office space in key growth corridors, as improved mobility attracts both employers and logistics operators.
