Suntrack Development Sdn Bhd has officially launched Suntrack Hub 2, a new industrial park in Bandar Baru Salak Tinggi, reinforcing the growing demand for modern factory and logistics space within Greater KL’s industrial corridors.
The development carries a gross development value (GDV) of RM318 million and is situated on 26.34 acres of industrial land. It will comprise 62 units of two-storey semi-detached factories, designed to support businesses seeking operational efficiency and long-term scalability.
Factory units are priced from approximately RM4.1 million, with land sizes starting from 11,044 sq ft and built-up areas from 7,567 sq ft, making the project suitable for owner-occupiers and investors looking for strategically located industrial property.
According to Suntrack Development chief executive officer James Tan, the design of Suntrack Hub 2 was guided by direct engagement with business owners who see their factories as growth enablers rather than mere storage or production spaces.
The development features nine-metre clear ceiling heights, heavy-duty floor loading of 30kN per square metre, and extension-ready layouts, providing flexibility for manufacturing, warehousing, and distribution operations to expand over time. These specifications align with evolving occupier requirements seen across industrial land in Selangor, particularly for light and medium industrial uses.
Located within the Bandar Baru Salak Tinggi industrial corridor, Suntrack Hub 2 benefits from strong highway connectivity and is approximately 10 kilometres from the Bandar Serenia toll plaza on the Elite Highway. This strategic positioning enhances accessibility to Kuala Lumpur, KLIA, and surrounding commercial centres — a key consideration for logistics-driven and export-oriented businesses.
Beyond the physical specifications, Tan highlighted that Suntrack’s focus extends to long-term asset value and operational sustainability. The project will be developed as a guarded industrial park, managed by a Factory Owners’ Association, ensuring consistent maintenance, security, and overall estate management.
Zoned for light and medium industrial activities, Suntrack Hub 2 is designed to accommodate a wide range of uses, including manufacturing, warehousing, and distribution. Such purpose-built developments continue to support demand across the Klang Valley, complementing established locations such as factory developments in Puchong and industrial property in the Subang area.
Earthworks for the project are currently underway, with building construction scheduled to begin in April 2026. The launch reflects continued confidence in the industrial property sector, particularly as businesses prioritise efficient layouts, secure environments, and future expansion potential.
As industrial activity continues to decentralise from core urban areas, demand for well-connected industrial hubs like Suntrack Hub 2 is expected to remain resilient. Improved infrastructure and logistics connectivity also support wider commercial growth, benefiting commercial property in KL and nearby business districts, while reinforcing the importance of strategically planned industrial land in Selangor.
