Mah Sing Opens New Bestari Perdana Ramp to Boost Connectivity Along Johor’s Eastern Corridor

PETALING JAYA (Jan 27): Mah Sing Group Bhd has officially opened a new ingress and egress ramp together with a toll plaza at Bestari Perdana along the Senai–Desaru Expressway (SDE), strengthening transport connectivity across Johor’s rapidly developing eastern corridor.

Founder and group managing director Tan Sri Datuk Sri Leong Hoy Kum said the completion of the Bestari Perdana access ramps marks a major milestone in improving accessibility within the region.

“Quality infrastructure plays a critical role in the development of sustainable townships. This new ramp will deliver tangible benefits to residents of Meridin East and nearby communities, while also supporting the expansion of industrial, data centre and logistics activities in the area,” he said in a statement.

The toll plaza is equipped with two dedicated lanes each for RFID and Touch ’n Go (TnG), enabling fully cashless transactions. The connecting ramps form part of the 5.1-kilometre Pasir Gudang Connector (PGC), which links the SDE mainline to Jalan Kong Kong and Tanjung Langsat — both key industrial and maritime zones in Johor.

The new access is expected to accelerate development within Meridin East, Mah Sing’s 1,313-acre master-planned township with an estimated gross development value (GDV) of RM5 billion. With approximately five to eight years of developable land remaining, the township is projected to comprise about 13,000 residential units and 3,700 commercial units upon completion. A 60.9-acre parcel within Meridin East, located roughly 5.5 kilometres from the ramp, has been designated for a future data centre.

Mah Sing noted that the RM70 million infrastructure project represents a significant public–private investment aimed at unlocking Johor’s long-term economic potential.

“The project is designed to enhance accessibility, reduce travel times and support key employment nodes, while improving liveability across the eastern corridor,” the group said.

Works Minister Datuk Seri Alexander Nanta Linggi added that the ramp and toll plaza are aligned with national efforts to strengthen land transport networks in high-impact growth areas such as Pasir Gudang and Tanjung Langsat.

“Efficient infrastructure improves traffic flow, reduces congestion and enhances road safety. The Bestari Perdana Toll Plaza has been designed to meet both current and future needs, with sufficient entry and exit capacity and modern electronic tolling systems,” he said.

The opening ceremony was attended by Johor Menteri Besar Datuk Onn Hafiz Ghazi and Mah Sing chairman Tan Sri Abu Bakar Abdul Jamal.

Over the past two decades, Mah Sing has accumulated approximately 2,999 acres of land in Johor, with a combined GDV of RM16.8 billion. Its portfolio includes large-scale townships and the M Series residential developments.

In 2024, the group launched M Grand Minori in Johor Bahru, located about three kilometres from the upcoming Bukit Chagar RTS Station, which will provide a direct rail link between Johor Bahru and Singapore’s Woodlands North in under five minutes.

Mah Sing has also entered into a joint venture to develop MS Industrial Park @ Kulai within the Johor–Singapore Special Economic Zone (JS-SEZ). With an estimated GDV of RM2.26 billion, the industrial park is designed to accommodate anchor manufacturers, suppliers and value-chain partners, including data centres and logistics operators.

From a broader national perspective, infrastructure-led growth in Johor complements sustained demand in Malaysia’s core property markets, reinforcing confidence in commercial property in KL, growing office space in Bukit Jalil, and long-term investment in industrial land in Selangor. These trends also support continued interest in factory developments in Puchong and established industrial property in the Subang area, where connectivity remains a key driver of occupier demand.
