Project Update: Ensuring Peak Performance at PJ City (YML)

We are pleased to share a brief update on our ongoing preventative maintenance works at the PJ City (YML) project site. Our technical team is currently on-site performing comprehensive servicing of high-capacity York Air Handling Units (AHUs) and Water Cooled Packaged Units (WCPUs). Routine maintenance in the HVAC and ACMV sectors is the backbone of facility longevity. By adhering to a strict servicing schedule, we ensure maximum energy efficiency, prevent costly component failures, and maintain superior indoor air quality for all building occupants.

One of our primary focuses during this session is filtration and airflow optimization. Technicians are meticulously removing, washing, and reinstalling heavy-duty primary filters from the AHU frames. This process removes accumulated particulate matter, which reduces static pressure and ensures optimal airflow throughout the facility.

In addition to air quality, we are closely monitoring the system's electrical health using precision digital clamp meters. During the recent inspection, current readings were recorded at 33.47A and 34.43A, confirming that the components are operating steadily within their designated design parameters.

To prevent water damage and biological growth, our team also conducted a full inspection of the condensate drainage system. We verified clear water flow from the pipes and utilized wet/dry vacuum systems to extract sludge and dirty water from the drain pans and surrounding areas. This maintains a clean and safe operating environment for the equipment.
 

The units serviced at the PJ City site include York Water Cooled Models EWM 840 and EWM 900. These specific systems utilize R22 refrigerant with mineral oil and are designed for 380-415V/3PH/50Hz power supplies. At the heart of our mission is technical precision; keeping these York units in peak condition not only protects the client's asset but also ensures a sustainable, climate-controlled environment for the long term.
