The continued expansion of industrial developments in Negeri Sembilan reflects how the state is rapidly transforming into one of Malaysia’s key manufacturing and logistics hubs. The latest rollout of XME Business Park 2 by Sime Darby Property Berhad demonstrates growing confidence in the long-term demand for industrial and logistics facilities outside the Klang Valley.
According to Nilai Impian Township person-in-charge Adzim Azizi, the original XME Business Park launched in 2019 achieved full take-up across more than 186 industrial units. This strong absorption rate highlights the increasing demand for industrial properties in strategic secondary growth corridors such as Nilai and Seremban.
Building on that momentum, XME Business Park 2 will span 15 acres within Nilai Impian and comprise 59 industrial units, including semi-detached and link factories. The development is expected to be completed in 2027 and is designed to cater to logistics, warehousing, and medium-to-heavy industrial operations.
One important lesson from this development is that industrial property demand is increasingly shifting toward functional and operational efficiency rather than just location alone. Features such as back-lane access, 40-foot container truck loading capability, higher floor loading capacity, EV charging infrastructure, solar readiness, and rainwater harvesting systems show how modern industrial developments are evolving to meet both operational and ESG requirements.
Another key takeaway is the growing importance of customised industrial facilities. Jack Pan noted that demand is increasingly moving toward built-to-suit factories as more diverse industries enter the southern growth corridor. This reflects broader market trends where manufacturers now prioritise flexibility, automation compatibility, and operational customisation to support evolving production requirements.
The article also highlights how infrastructure connectivity continues to drive industrial property growth. Nilai Impian benefits from direct accessibility to the North-South Expressway and upcoming infrastructure upgrades, positioning it as a strategic gateway within the southern economic corridor. This reinforces how industrial investors and occupiers increasingly value integrated logistics connectivity when selecting manufacturing and warehouse locations.
A broader lesson is that Negeri Sembilan is gradually evolving from a traditional satellite state into a self-sustaining industrial economy. According to Jacqueline Lim, Seremban’s transformation has been supported by the expansion of electrical & electronics (E&E), semiconductor, FMCG, and advanced manufacturing industries, attracting multinational companies such as Nestlé and Samsung SDI.
The state’s industrial growth metrics further reinforce this trend. Negeri Sembilan reportedly recorded industrial transaction growth of 37.9% CAGR, significantly outperforming the Klang Valley. Approved investments also surged to over RM25 billion in 2025, driven largely by industrial land acquisitions and custom-built manufacturing facilities.
Another important learning point is the increasing role of government efficiency and incentives in attracting industrial investments. Project approval timelines have reportedly improved from around 24 months to 14 months, helping improve ease of doing business and accelerating industrial project implementation.
Government agencies such as the Malaysian Investment Development Authority (MIDA) and SME Corp Malaysia continue to support industrial expansion through tax incentives, investment allowances, ESG-linked incentives, financing support, automation grants, and digitalisation programmes. These initiatives are particularly important for SMEs and manufacturers looking to upgrade operations and remain competitive in higher-value industrial sectors.
Overall, the development of XME Business Park 2 reflects larger structural changes taking place within Malaysia’s industrial property market. As industrial occupiers increasingly seek strategic locations, ESG-compliant facilities, and customised operational spaces, Negeri Sembilan is positioning itself as one of the country’s most attractive emerging industrial and logistics corridors.
