The technical intervention focused on replacing critical vibration-absorption components and recalibrating system pressure to ensure smooth, silent, and leak-free operation.

HYDRONIC SYSTEM REPAIR & PRESSURE OPTIMIZATION

Scope of Work: Flexible Rubber Joint Replacement, Airlock Release, and High-Pressure Leak Testing

1. Problem Statement

The maintenance team at PNB Perdana identified excessive vibration and irregular pressure fluctuations within the main piping headers. Upon inspection, EKG found that the existing flexible rubber joints had reached the end of their service life, showing signs of "ballooning" and surface cracking. Furthermore, an airlock had formed within the upper-level loops, restricting water flow and causing "water hammer" noises throughout the building's infrastructure.

2. Technical Execution

Our technicians implemented a systematic approach to restore the structural and hydraulic integrity of the piping network:

  • Flexible Joint Replacement: We decommissioned the worn connectors and installed new, high-tensile double-sphere flexible rubber joints. These components are engineered to absorb axial, lateral, and angular movements caused by pump vibration and thermal expansion, protecting the rigid copper and steel pipes from stress fractures.

  • Airlock Release & Venting: To resolve the flow restriction, our team performed a manual "bleeding" of the system at the highest points of the circuit. By releasing trapped air pockets (airlocks), we restored the continuous "solid column" of water required for efficient pump operation and heat exchange.

  • Nitrogen Pressure Leak Test: Following the installation of the new joints, the section was isolated and subjected to a pressure leak test. We monitored the gauges over a set duration to ensure the new flange gaskets and rubber seals could withstand the building's peak operating pressures without a single drop of seepage.

3. Project Outcome & Value Delivered

  • Vibration Isolation: The new flexible joints have significantly dampened the mechanical noise and vibration traveling from the pump room into the guest areas of PNB Perdana.

  • Restored Flow Efficiency: By clearing the airlocks, the system now operates with a lower "Total Dynamic Head," allowing the pumps to circulate water more efficiently and reducing energy consumption.

  • Infrastructure Security: The pressure testing provides the facility management team with the assurance that the critical joints are secure, preventing the risk of a major flood or emergency shutdown.
