KUALA LUMPUR (March 4) — Mah Sing Group Bhd has officially opened its M Aurora sales gallery along Old Klang Road, marking the developer’s first residential project in the mature township. The initial Tower B Phase 1A has achieved a remarkable 96% take-up rate, highlighting strong demand for strategically located properties in the area.
Sitting on a 5.24-acre freehold site with an estimated gross development value (GDV) of RM660 million, M Aurora comprises two 46-storey towers with 1,544 units ranging from 556 to 1,019 sq ft. The development offers one- to four-bedroom layouts, including selected dual-key units and flexible “hackable” walls to accommodate varied living needs. Phase 1B, which includes nearly 300 units, is now open for sale, while Tower A, featuring 747 units, is slated for a later launch.
Tan Sri Leong Hoy Kum, founder and group managing director, emphasised the importance of location when selecting land for development. “A prime address like Old Klang Road offers proven value, strong surrounding amenities, and a mature catchment. It’s a strategic site with long-term potential,” he said.

Sales Promotions and Upcoming Plans
Mah Sing is running a sales campaign until March 31, allowing buyers of selected developments—including M Aurora, M Aspira (Taman Desa), M Nova (Kepong), M Legasi (Semenyih), and others—to participate in online lucky draws, with a grand prize of a home valued at RM400,000.
Leong also announced the upcoming demolition of the Corus Hotel Kuala Lumpur site, marking the beginning of site clearing on March 5, as part of the group’s urban redevelopment plans.
Industrial Expansion and Recurring Income
Mah Sing continues to expand its industrial and commercial property portfolio, focusing on securing financially strong multinational tenants to generate stable recurring income. The group’s industrial component is targeted for launch in 3Q2026, including a joint venture with KLK. While a Singapore project was shelved due to soil conditions, Mah Sing leverages over 30 years of experience, having completed five industrial projects to date.
The developer also offers industrial and data centre land for sale in Johor, including strategic sites in Kota Masai, aligning with rising foreign direct investment (FDI) trends.
Financial Performance and Outlook
In 2025, Mah Sing achieved RM2.51 billion in property sales, driven by strategic locations and market demand. The group also acquired six land plots with a combined potential GDV of RM6.4 billion. With a low gearing ratio of 0.26, a strong balance sheet, and a focus on delivering the right products at the right locations, the company is well positioned for growth in 2026 across residential, commercial, and industrial properties.
The M Aurora sales gallery is open daily from 9:30am to 6:00pm, offering prospective buyers a comprehensive experience of the development’s residences, amenities, and investment potential.
This launch highlights Mah Sing’s integrated approach to residential living, commercial property, and industrial land in Selangor, demonstrating the developer’s focus on strategic township locations such as Old Klang Road, Puchong, and Petaling Jaya, with a balanced mix of recurring income and long-term capital growth.
